- Hilton signed an agreement with New York-based Extell Development Company to build a Canopy by Hilton hotel at Deer Valley East Village — the first luxury alpine village to be developed in North America since 1981 — in Park City, Utah, the hotel company announced Wednesday.
- Overlooking Deer Valley Resort and slated to open in summer 2026, the 180-key Canopy will offer ski access during the winter season. The lifestyle hotel will also include more than 9,600 square feet of food and beverage space across multiple concepts.
- Canopy at Deer Valley will be the brand’s first ski-destination hotel as Hilton accelerates growth across its lifestyle portfolio, according to Matt Wehling, senior vice president of development at Hilton. With the hotel, Hilton joins Hyatt Hotels and Four Seasons claiming a stake at the “premier” Deer Valley ski resort.

Canopy’s signing at Deer Valley builds upon the brand’s “impressive growth” over the last several years, according to Wehling. Currently, the lifestyle flag has more than 40 properties operating worldwide, including in San Francisco, in addition to 40 more in various stages of development, he noted.
The brand’s first hotel in Utah, Canopy at Deer Valley will expand Canopy’s footprint to the burgeoning “premier international ski destination,” the company detailed. In the 2025-2026 ski season, Deer Valley will unveil 10 new chairlifts and 100 new ski runs — doubling the size of its current skiable terrain, according to Hilton.
Upon completion, Deer Valley will be one of the largest ski resorts in North America, per Hilton. The area also offers more than 250,000 square feet of retail and commercial space.
Canopy at Deer Valley’s on-site amenities will include a pool, hot tub, steam room, sauna, fitness center and golf simulator, Hilton detailed. The hotel will also include a dedicated ski reception lobby and ski locker room as well as meeting and conference facilities.
Additionally, the lifestyle property will offer multiple dining concepts, including a signature restaurant, an après-ski lounge, a grab-and-go coffee shop and a rooftop lounge with mountain views.
The hotel is a collaboration with Salt Lake City-based architect The Richardson Design Partnership and San Francisco-based interior design firm DLR/Brayton Hughes.
Other hotel players expanding in Deer Valley include Hyatt, which opened a 436-key Grand Hyatt resort in the market in November. Four Seasons, meanwhile, is similarly partnering with Extell to bring a luxury hotel and residences to the ski destination.
Canopy at Deer Valley builds on Hilton’s larger push in the competitive lifestyle segment. The hotel company said in June it plans to double its lifestyle portfolio to 700 hotels within the next four years.
